Landlord Services

Karetakers.com secures quality tenants with a proven track record of proper tenancy who have routinely paid their rent on time, properly maintained the property and left on favorable terms with their former landlords. Each applicant will undergo personal reference, employment and income verifications. We look for applicants who have a track record of adhering to agreement terms. Thorough background and reference checks are conducted before personal interviews are conducted. Successful applicants must demonstrate manual dexterity and possess basic household systems knowledge and necessary tools to maintain a property.

Marketing

Karetakers.com offers a web-based presence 24 hours a day, 7 days a week for all properties. Featured properties will be showcased on a rotating bases changing weekly. Karetakers.com will show all properties, screen and evaluate candidates and prepare all necessary documentation including addendums using forms meeting all industry standards. We will collect and deposit rents, pay assigned bills and provide monthly statements. Any repair requiring a licensed contractor exceeding $200.00 will be coordinated, supervised and paid only after authorization by landlord.

Inspections

Authorized Karetaker.com representatives to establish property condition will conduct pre and post occupancy inspections. Photo documentation will be used as substantiation. All photos will be archived and inspections acknowledged by all parties to the contract.

Fees

There is no initial fee due upon contracting with Karetakers.com. First months compensation will be one half (1/2) of the first months rent. Successive monthly fees will equal 8% of monthly rent collected.

Karetakers.com management has been involved with Nevada County real estate since 1963. As a second generation local broker, contacts with many ancillary services have been established and referrals are gladly recommended upon request.
