There are many fine property management firms serving Nevada County but currently none who position themselves in the market as we have. As a licensed real estate broker (CA lic. #00595135), our fiduciary responsibilities are with the property owner,however, from a marketing standpoint we offer our product to tenants. The thought here is that tenants prefer to work with someone looking out for their welfare. A feeling we all share and this is the appeal.

The basic concept is one of bartering of services (maintenance) in return for a fixed concession in monthly rent. With this concept, tenants are now able to live in a nicer home in better school district for about the same monthly rental expense. In this enhanced environment tenants are more likely to feel a kind of pride of residence. In return the tenant agrees on a certain routine maintenance schedule and to continually "troubleshoot" their new home as it were their own.

The properties are monitored weekly to insure that everyone upholds their end of the bargain. If not maintained as agreed, one warning is given to the tenant. If the deficiency is not corrected in 7 days, a 30-day notice to move is served.
